** 1st AUG Large furnished double room in beautiful top floor Shawlands flat **
Description
Hi guys,
I’m looking to sort a tenant for my spacious 2 bed tenement flat right in the heart of the main street Kilmarnock Road in Shawlands.
The property is a unique flat with a strange layout, detailed cornicing and typically styled high ceilings. Comprises large rectangular shaped entrance hallway with entire wall converted to cupboard storage space. It has Gas Central heating with bills (gas/elec) around £100 a month, and is fully double glazed throughout so the heat stays in.
There is a large dining kitchen with breakfast bar and newly installed combi boiler. The kitchen also sports 2 separate fridge and freezers and so new tenant can have fridge and freezer to themselves.
The bathroom is a good size also, with high pressure electric shower over bath, shower racks and mirrored cupboard for storage.
The 2 double bedrooms are massive, but also equal in size, with plenty of storage space, dressers/cupboards and TV (it is an old brick telly, but feel free to bring your own). The room also has a large window looking onto Kilmarnock road.
The lounge/livingroom is a great space, with 2 separate 3 seater couches, 32” Flat screen HD telly and cabinet with PS1/PS3. There is a large wooden table which I usually use for studying/writing music and it has a large corner bay window which looks onto the main street with a great view of a beautiful wee church, and The Granary.
As for myself, I’m a 28 year old working professional who is passionate about Music production and composition so you will without fail have to at least be slightly musically minded, and not easily put off by someone belting it out on guitar frequently. I like to keep active, and I frequently cook so will pretty much always being inviting you for a tasty scran.
I’d be ideally looking for someone mid-late twenties and a working professional like myself, so sorry NO STUDENTS and no couples. I am a smoker, and so not fussed if you smoke too as long as its not 100 a day and the flat is well aired. I’m into a party of course, but for the majority of the time I’d expect peace and quiet, and a bit of respect as in no mental mid week parties where I can’t get a kip.
If you’re interested in viewing, please get in contact asap and we can meet up and get a chat/view the property. First to see will definitely take, as the flat is in ideal location, with every shop on your doorstep and bus stops directly outside.
Total would be £470 including all bills/gas/elec/rent/council tax/fast Wi-fi, and there would be a deposit of £374.50 before any tenants could move in. I would be looking for a long term tenant, however I would initially be offering the place for 2 months to see that we get along and that it works...
Cheers!
