Property maintenance person/assistant manager of tenants
- full-time position, including some evening and weekend work.
Based in Dumfries, we run a small business providing top-quality room rentals to professional people (approx. 90 tenants), and are offering employment to a person with practical skills and initiative.
The position mostly involves maintenance, including decorating and gardening, routine fire safety checks and recording, cleaning of rooms (between tenants) and preparation of rooms for viewings, also conducting some viewings and assessing suitability of potential tenants.
As well as the manager and owners, there is a good back-up team of self-employed tradesmen and a cleaner of the shared rooms (kitchens, sitting rooms, corridors, shared bathrooms etc).
Requirements for position :-
- live within 5 miles of Dumfries
- driving licence (work van provided)
- physical fitness (gardening, moving furniture etc)
- decorating and maintenance skills (preparation for painting, painting, wallpapering and application of silicone to showers, unblocking u-bends etc)
- ability to prioritise tasks (demands of job/tenants constantly change)
- good communication skills and enthusiasm for providing an excellent service to tenants
- ability to use initiative, often working unsupervised, as well as a willingness to take instructions from manager or owners and work with them and the tradesmen when necessary
- flexibility with time (out of hours viewings, arrivals, room preparation in time for arrivals etc)
- basic literacy skills - understanding tenancy agreement and fire safety instructions, handling rent etc - although manager does most of paperwork.
Duties involve on-call for evening and weekend work every second week, alternating with manager (mainly viewings and arrivals)

Job satisfaction - This is an expanding business, developing new properties and improving on the existing ones. This is a newly-created post due to the growth of the business. The properties are mostly attractive old buildings of historical importance (3 are listed buildings) which we have restored/are in the process of restoring. and the employee will be actively involved in this work and the results of his/her work will be reflected by the appearance and working state of the properties. While all the buildings are already maintained to a high standard internally, there is still scope for improvement, and there is scope for improvement to the external appearance.
Tenants are generally very pleased to be given a good service. The owners and manager will be delighted to have a new member in the team.
Training and supervision will be offered at the beginning and then the employee will be given more responsibility for making decisions and organising his/her own work routine.
A work van will be provided.
Salary £16,000 p.a., holiday 25 working days (5 weeks) p.a., Scottish bank holidays or time off in lieu.
In addition, one full working day off per fortnight.
