Description
Student Cribs, own and manage properties in ten popular university towns across the UK. Our properties are refurbished to a high standard and rented to groups of students each year.
We are currently looking to recruit an additional self-employed "Crib Caretaker" in Manchester, to help us look after and let our existing properties around Manchester Metropolitan University and Manchester University area. The role will encompasses many different aspects, from liaising with our tenants, carrying out termly inspections and various errands and undertaking viewings during our lettings season at the start and end of each year, to name just a few.
Lettings
Our lettings season generally runs October to April of the following year and during this period, we would need you to:
- Meet with potential tenants, show them around our properties and answer any questions they may have. You will be required to provide feedback to Student Cribs following the viewing. You will not be required to handle any paperwork relating to the tenancy, however an understanding of lettings in general will assist. We will provide you with training.

Outside of lettings throughout the year, we will ask you to:
- Inspect each property once a term, completing a condition report on a smart phone or tablet and provide photos
- Assist with the changeover of tenancies from one year to the next (need to be available for the last week of July and 1st week of August)
- Assist with all sorts of odd jobs and errands that we cannot manage from our London offices, e.g. buying and installing a kettle, meeting contractors, key holding duties including assisting with locked out tenants, taking photographs of maintenance issues etc
Skills and Requirements:
- You will have a customer service background – ideally property related
- You will be reliable, organised and well presented
- You will be student friendly with excellent communication skills
- You will be confident being the face of a growing vibrant company
- You will need to be flexible in terms of working hours and commitments
- You will need to be computer literate with good admin skills – we will need you to be checking your emails on a daily basis
- You will be a core part of our lettings strategy. To do this you will be confident in undertaking viewings and selling our houses
- You must have your own transport
- You will need your own Public Liability Insurance
- You must be pro-active and have a ‘can-do’ attitude
Ideally, we are looking for a responsible person with great people skills, who is practical and organised and will be able to represent the company and adhere to our brand’s standards. We will need you to dress and act at all times in a professional manner. Our tenants are important to us and we pride ourselves on offering a very personal and efficient service and providing well managed houses. In student accommodation there are annual cycles; letting the properties, managing the moving in and the moving out of tenants with general pro-active and re-active maintenance throughout the year. We are looking for someone who can assist in all these areas and be as house proud of our properties as we are!

PAYMENT TERMS
Remuneration and hours:
Job Rate (All hourly rates billed by the ½ hour)
MANAGEMENT
Termly Inspection (3 a year) - £20 per property
All other inspections - £15p/h
Out of Hours Rate - £25p/h (For work between 7pm and 7am and all day weekends, except for viewings. Reasonable travel time to be billed)
Meeting a tenant (when in the area) - £7.50
Meeting a tenant when not in the area - £15.00
Changing a key code/meter reading - £7.50
Ad-hoc work £15p/h (travel time not to be billed)
Handover (Inc. meeting tenants at property)
3 Houses or less - £100 per property
5 Houses or less - £75 per property
More than 5 houses - £50 per property
Meet TTs to handover keys - £7.50 outside of handover (outside of first meeting)
LETTINGS
Letting a house - £100
Lettings incentive per property - £100 (pre-Christmas)
Ad-hoc viewings - £10 per viewing
Student Cribs operates a safe recruitment process appointment to the post will be subject to suitable references and a basic Criminal Records Bureau check.
